The Terraces Townhomes has officially entered Phase 1 of development, which means 14 homes are selling now. And Ed Oravetz, who is the managing member for the new subdivision going up at 67 Shoe Factory Road, has an important message for potential homebuyers.
“I really want people to know we are building a community, not just homes,” Oravetz said. “This is well thought out and will be a community people love being a part of.”
Developed by LedgerLiving, The Terraces will ultimately deliver 57 homes across four phases to keep construction manageable and let the community fill in over time, rather than all at once. And everything starts with Phase 1 and the 14 homes that are ready to be reserved today.
“This is not a proposal or a concept,” Oravetz said. “Phase 1 is active, buyers are selecting homes, building construction begins in early November, and the first owners are projected to move in during April 2027.
“Readers who want a home in the first phase should be talking to us now rather than waiting for a sign to go up.”

“The site plan, floor plan, exterior and interior renderings, and the four interior design packages will be on display (Sept. 1),” Oravetz said. “Members of the team will be there to answer questions about the homes, the construction timeline, pricing, and the homeowners association.”
As to how The Terraces adds to the local housing stock, the community is built around single-level primary living. That means the owner’s suite, kitchen, living space, and laundry are all on the main floor, with the upper floor available but not required for daily life.
Upstairs, these homes will offer plenty of room for guests and/or multimember households, with two additional bedrooms, a full bathroom, and “flex space” that owners can use as a small office, study or storage.
Communal amenities inside The Terraces will include a pond, a dog park, a playground, and a covered pavilion; walking paths; a central mail kiosk; and lawn care, curbside trash service, exterior building maintenance and exterior grounds maintenance, to be handled by the homeowners association.
Standard association dues are set at $200 per month. However, the developer is providing a generous subsidy of $125 per month toward standard dues for approximately the first 18 months while the community is being built out.
People will undoubtedly be pleased to hear that short-term rentals are prohibited in The Terraces, though long-term rentals will be allowed with a minimum lease term of 90 days. This policy ensures that The Terraces remains “a place to live.”
“The decision to prohibit short-term rentals was made deliberately and early, before the first home went under contract,” Oravetz said. “Buyers are purchasing into a community of owners and long-term residents, and they know that going in.”
Upon completion, the subdivision will consist of 36 standard homes at 1,700 square feet and 21 homes with finished walk-out basements. Finished basements include a bedroom, full bathroom, living or bonus area, storage and a walk-out covered porch, providing about 900 square feet of additional finished space.
Phase 1 starts in the high $300,000 range, with the same quality features available in every home, including but not limited to 2×6 exterior wall construction and 9-foot ceilings on both the first and second floors; shared walls built as dual 2×6 walls with two-hour fire rated sheathing and Rockwool insulation between units; metal roofing; GE stainless appliances; and multiple smart home capabilities.
Further, each unit will be available in one of four curated interior design packages covered by the base price of the home.
“The packages cover paint, flooring, cabinets, cabinet hardware, countertops, doors, tile, plumbing fixtures, and light fixtures, so the home is finished as a coordinated whole rather than a list of individual decisions,” Oravetz said.
For the benefit of homebuyers, all four interior design packages are included, not upsold, Oravetz emphasized.
“Buyers are not choosing between a builder grade version and an upgraded version of the same house,” Oravetz said. “Optional upgrades exist, but the standard home is a finished home.”
